Remote vs. local property management: what actually matters
Most rental operations happen online. The question is whether the local ten percent has a reliable plan.
The work is split
Messaging, scheduling, pricing review, vendor calls, and reporting are digital. Cleaning, inspections, and repairs are physical. A remote model works when the handoff between those two worlds is organized.
What local presence is really for
You need people near the property. You do not necessarily need the person running the inbox to live nearby. A cleaner, a backup cleaner, a handyman, and an emergency contact can cover the physical work when their responsibilities are clear.
Choose the system, not the postcode
Ask how issues are noticed, assigned, confirmed, and documented. A nearby manager with a loose process can be less useful than a remote co-host with a tested local network.
